Best Neighborhoods in Scottsdale, AZ: A Straight Talk Guide for Buyers in 2026

The best neighborhoods in Scottsdale AZ each offer something completely different. Scottsdale gets a lot of hype and most of it is deserved… But when buyers come to me saying they want to live in Scottsdale, the first thing I ask them is what kind of Scottsdale they’re looking for. Because this city stretches about 31 miles from north to south and the lifestyle, price point, and feel of each neighborhood can be dramatically different depending on where you land.

The median home price in Scottsdale is hovering around $830,000 to $860,000 right now depending on the neighborhood and property type. That’s the citywide average. But you can find a condo in South Scottsdale for under $500,000 or a custom estate in Silverleaf for $10 million plus. Understanding where you fit in that range, and which neighborhoods align with your actual lifestyle, is the whole game.

Let me walk you through the areas I get asked about most.

Old Town Scottsdale

Old Town is where the energy lives. Restaurants, rooftop bars, art galleries, boutiques, weekend farmers markets, and the kind of walkable block after block activity that you just don’t find in most of the Phoenix metro. If you want to step outside your front door and have something to do, Old Town delivers that.

The housing stock here is diverse. You’ll find newer condos and loft style units, renovated townhomes, and older single family homes that have been updated. Prices typically run from around $600,000 to $900,000 depending on size and whether you’re in a condo or a house. The tradeoff is that this is also Scottsdale’s busiest area. Weekends bring crowds, traffic is real, and if you’re looking for peace and quiet this probably isn’t your neighborhood. But for buyers who want to be in the middle of it, there’s nowhere else in the Valley quite like it.

McCormick Ranch

McCormick Ranch is one of those neighborhoods that has been consistently desirable for decades and shows no signs of losing its appeal. It was Scottsdale’s first master planned community, built around two golf courses and a network of lakes, walking paths, and greenways that make it feel like a resort you actually live in.

It sits just east of Paradise Valley, which puts it in a genuinely excellent location. Close to the 101, close to shopping, close to Old Town, but quiet enough that you don’t feel it. Families love it for the schools and the green space. Empty nesters love it because it stays low maintenance and beautiful. The price range here is generally $700,000 to $1.5 million for single family homes, with some larger or lakefront properties going higher.

Arcadia

Technically Arcadia straddles the Scottsdale and Phoenix border but it deserves its own mention because it has a personality unlike anything else in the area. Mature trees, large lots, established landscaping, and a neighborhood feel that took decades to develop and simply can’t be replicated in a new community.

Arcadia is where you find buyers who want to be close to both Old Town and downtown Phoenix without living in either. The dining scene nearby is exceptional. Camelback Mountain is essentially in your backyard. Prices have climbed significantly here over the past several years and for good reason. You’re looking at $900,000 and well above for most single family homes, with luxury properties pushing several million.

DC Ranch and Silverleaf

If you want to understand what the top end of Scottsdale real estate looks like, DC Ranch and Silverleaf are the answer. DC Ranch sits at the foot of the McDowell Mountains with 33 acres of walking trails, 47 parks, a country club, and a community theater. It’s one of the most well designed master planned communities in Arizona and it shows.

Silverleaf is a guard gated enclave within DC Ranch that takes things up another level entirely. Custom estates, a private Tom Weiskopf designed golf course, and five star resort style amenities. Prices here range from $3 million to well above $10 million. This is where buyers relocating from California or the Northeast who want space, security, and elite amenities tend to land.

These communities are North Scottsdale at its finest and they attract a specific buyer who values privacy, prestige, and a lifestyle that feels genuinely set apart from the rest of the city.

Troon and Desert Mountain

Further north, Troon and Desert Mountain are for the buyer who wants the quiet luxury desert lifestyle with golf at the center of it. You are up in the hills, surrounded by the Sonoran Desert, with mountain views that stop people in their tracks. These are not commuter neighborhoods. You’re at least 45 minutes from the airport and the drive to most restaurants and shopping takes some commitment.

But that’s the point. Buyers in Troon and Desert Mountain aren’t looking to be close to everything. They’re looking to be away from everything while still living in one of the most beautiful landscapes in the country. Homes here typically start around $800,000 and climb well into the millions for larger custom builds and golf course lots.

South Scottsdale

South Scottsdale is the most accessible entry point into the Scottsdale market and it has been getting a lot more attention from buyers who want Scottsdale proximity without paying the premium that comes with it. You’re close to Papago Park, Tempe Town Lake, and the kind of breweries and local restaurants that give a neighborhood real character.

The housing stock here includes a lot of mid century homes and properties with good bones that buyers are updating. It’s the value play in Scottsdale and buyers with a long term horizon who are getting in now in the right spots are going to look smart in five years.

The Shea Corridor and Kierland

The Shea Corridor in central Scottsdale offers one of the best combinations of access and lifestyle in the city. You’re close to Chaparral Park, the Scottsdale Civic Center, and essentially everything the city has to offer. Homes here range from smaller single family properties and condos all the way to multi million dollar estates, and most are not within HOAs which gives buyers more flexibility.

Kierland and the Scottsdale Quarter area is for the buyer who wants newer construction, easy access to world class shopping and dining, and a polished feel in everything around them. The typical home value in that zip code is running around $900,000 and the area consistently sees strong demand.

So Which Neighborhood Is Right For You?

The answer to that depends entirely on what you want your daily life to look like. I’ve worked with buyers in every corner of Scottsdale and the ones who end up happiest are the ones who got clear on their priorities before falling in love with a specific address.

If you want to walk everywhere and be in the middle of the action, Old Town. If you want mature trees, community, and a resort feel without the chaos, McCormick Ranch. If you want the most prestigious address in Arizona with no compromise on amenities, DC Ranch or Silverleaf. If you want value and upside, South Scottsdale. If you want the golf and mountain lifestyle away from it all, Troon or Desert Mountain.

What I can tell you is that Scottsdale as a whole is holding up well in 2026. The market is balanced right now, which means buyers have more room to negotiate than they did a few years ago without prices falling off a cliff. Homes are averaging about 45 to 60 days on market depending on the neighborhood and price point, and well priced homes in desirable areas are still moving with multiple interested buyers.
